The renovation of Shah Rukh Khan and Gauri Khan’s Mumbai home, Mannat, has received a major legal relief. The Supreme Court has dismissed a petition seeking to halt the construction of two additional floors at the bungalow. A bench led by Chief Justice Surya Kant also questioned the petitioner’s motive. The court observed that homeowners have the right to renovate or modify their private property, adding that the project appears to have complied with the applicable legal requirements. Supreme Court questions petitioner’s motive During the hearing, the Supreme Court questioned the intent behind the petition filed by Mumbai-based social activist Santosh Daundkar. The bench observed that Mannat is a private residence and said homeowners are free to renovate or modify their property as they wish, provided legal norms are followed. The judges also remarked that if the required rules have largely been complied with, there is little reason for outsiders or neighbours to object. Representing the petitioner, advocate Shoaib Alam argued that the matter should not be treated differently simply because it involves a Bollywood superstar. In response, the court clarified that its decision was based solely on the law and not on Shah Rukh Khan’s celebrity status. Two new floors planned at Mannat Shah Rukh Khan and Gauri Khan are planning to add two residential floors to the annex building of their six-storey bungalow, Mannat. The proposal, designed by Gauri Khan, received approval from the Maharashtra Coastal Zone Management Authority (MCZMA) on January 3, 2025. However, Daundkar challenged the approval, alleging that it violated Coastal Regulation Zone (CRZ) norms and environmental regulations. The petition claimed that projects worth more than ₹5 crore require clearance from the Ministry of Environment, Forest and Climate Change, and argued that this mandatory approval had not been obtained. NGT had earlier rejected the plea The petition had already been dismissed by the Pune bench of the National Green Tribunal (NGT) in September 2025. The tribunal ruled that the project complied with all environmental regulations and found no irregularities in the approval process. The NGT also noted that Mannat falls within the CRZ-II (Coastal Regulation Zone-II) category, where additional construction on existing residential buildings is permitted under the rules. Challenging this order, the petitioner later approached the Supreme Court, which has now upheld the NGT’s decision and dismissed the plea. The story behind Mannat Located in Mumbai’s Bandra neighbourhood, Mannat is one of the city’s most iconic landmarks and has long been associated with Shah Rukh Khan. The actor purchased the sea-facing bungalow in 2001 from Gujarati businessman Nariman Dubash. At the time, the property was known as Villa Vienna, but Shah Rukh later renamed it Mannat. The bungalow also enjoys heritage status. Every year on Shah Rukh’s birthday and Eid, thousands of fans gather outside Mannat to catch a glimpse of the superstar. In keeping with tradition, he steps out onto the balcony to greet the crowd. With the Supreme Court clearing the way for the renovation, the iconic residence is now set to become even taller with the addition of two new floors.
